Key Information at a Glance

  • Check-in: from 3:00 PM

Booking Confirmation and Deposit

Each booking is confirmed by email.

To confirm your booking, a deposit of 20% of the total is required by the specified date.

Invalid Booking: If the deposit is not received in time, the booking will be canceled.

Remaining Payment Terms

The remaining balance is due no later than 21 days before arrival.

Missing Final Payment: If payment is not received, we may release the apartment for other guests. Cancellation fees still apply.

On-site Payment: Cash or PayPal only. No card payment possible.

Visitors and Additional Guests

Day Visitors:

Please notify us in advance. The number of guests must remain reasonable.

Overnight Guests:

Only allowed with prior approval and enough beds. €15 per person and night.

Unregistered Guests: Charged €100 per night. May lead to cancellation of the rental agreement.

Included Services

  • Final cleaning, water, electricity, heating
  • 1x bedding per person (beds are made)
  • 1 bath towel and 1 hand towel per person
  • 2 dish towels, 1 dish cloth
  • 1 crib, additional travel crib on request (apartment 4: only 1 crib)
  • Adult rental bikes (no kids’ bikes)
  • Craft materials in the creative corner
  • 1x treasure hunt for families/kids

Check-In / Check-Out & Cleaning

Check-in: From 3:00 PM
Check-out: By 10:00 AM

For contactless check-in, details will be provided in advance.

*Final Cleaning:

Please leave the apartment tidy and broom-clean, including dishwashing and trash separation.

Extra Cleaning Fee: €50 if cleaning requires extra effort beyond standard.

No bachelor or similar parties allowed!

Cancellation Policy

If canceled more than 22 days before arrival, your deposit will be refunded.

  • 21–8 days before arrival: 50% of the total amount
  • Less than 8 days: 90%
  • From 2 days before or no-show: 90%

Late arrival or early departure does not reduce the payment due.

We recommend travel cancellation insurance.

Pets

Please note: Pets are not permitted.

Non-Smoking Apartments

Smoking (incl. e-cigarettes) is not allowed indoors, on terraces, or in any buildings.

Booking Terms, Deposit & Final Payment

All bookings are confirmed by email. Please pay the deposit by the specified deadline. If the deposit is not received in time, the booking becomes invalid and will be cancelled by us.

The final payment is due no later than 21 days before arrival or by the deadline stated in your booking confirmation.

Card payment is not available on-site. We accept cash and PayPal only.

Is there Wi-Fi in the apartments?

Yes, Wi-Fi is available in all apartments. However, as we're in the countryside, please don't expect ultra-fast speeds 😉 – or take the chance to disconnect and relax.

Arrival & Departure

You’re welcome to arrive between 3:00 PM and 6:00 PM. Please inform us if you plan to arrive later. On request, contactless check-in is possible – the key will be in a key safe at the apartment.

Departure should be by 10:00 AM.

Are bed linens provided?

Yes, bed linens are included in the price. One bed per guest is made. Please inform us in advance if you need a baby cot.

What is available in the kitchen?

The kitchen includes:

  • Dish towels
  • Dishwasher tablets & dish soap
  • Sugar, salt, oil & vinegar for basic use
  • Trash bags
  • Coffee filters
  • Filter coffee machine & Senseo coffee machine
  • Kettle, oven (with fan), induction stove
  • Pots, dishes, cutlery, and glasses
  • Microwave (in all apartments)
  • Extras like waffle iron or hand blender are available in the common room

Do you offer breakfast or other meals?

We do not offer meals. However, there are nice restaurants nearby. Breakfast (upon request) is available at “Venngasthof zur Buche” (+49 (0) 2472 1497) or “Gästehaus Kuck” (+49 (0) 2472 802960) in Mützenich.

EV Charging Station

Cost: €0.50 per kWh.

How to get to Victorhof

From Aachen, take A44 towards Liège, exit at Lichtenbusch, and turn left onto B258 toward Monschau. Drive through Roetgen to Konzen. After entering Konzen, turn right toward Hatzevenn (Mützenich). The farm is located outside the villages, between Konzen and Mützenich.

Are pets allowed?

No, pets are not allowed on the premises.

Are drinks available to purchase?

Yes, from the drink fridge in the barn. Depending on availability, we also offer eggs, butter, beer, and water.

Cancellation Policy

If cancelled more than 60 days before arrival, we’ll refund your deposit.

  • 60 days before arrival: 60% of the booking amount
  • Less than 15 days: 80%
  • From 2 days before or no-show: 90%

Late arrival or early departure: full amount still due. We recommend taking out travel cancellation insurance.

Can I do laundry?

Yes, there's a laundry room with washing machine and dryer. Cost: €3.00 per load per machine.

Are towels provided?

Each guest receives one bath towel and at least one hand towel. For longer stays, we are happy to exchange them for fresh ones.

Can I have visitors in the apartment?

Yes, visitors are welcome – please inform us in advance and keep visits reasonable. Overnight guests must be registered. If possible, we charge €12 per person/night.
